After its median house price soared by nearly 10 per cent in the past year, Latrobe Valley’s largest town, Traralgon is on track for a new benchmark.
A picturesque property with its own football oval and half basketball court is slated to break the suburb’s current house price record, and potentially become the first to clear $2m.
The 64 Mapleson Drive estate, stretching across more than 11,000sq m, has hit the market with a $1.92m asking price that could pip the highest recorded sale price of $1.6m, set by 7 Rothbury Place in 2016.

It would also be a whopping $1.435m higher than the town’s median house cost, which has risen by 9.7 per cent in the past 12 months – and 5.2 per cent since February – to reach $485,000, per PropTrack data.
The sprawling property is appealing to buyers with children who want to make the most of its private football oval and half basketball court, as well as those with a green thumb looking to take over the established vegetable gardens and chook shed.
It also features a fully-equipped outdoor kitchen with an open fire and built-in barbecue overlooking the landscaped gardens and dam.
The five-bedroom house was built just a few years ago as a custom design by in-demand local builder Jay Wright, featuring a French provincial-style kitchen as well as a billiards room and bar for home entertaining.
There’s also a separate, barn-style studio space with enough space for a workshop, teenage retreat, games room or storage for large vehicles like caravans and boats.
Keith Williams Real Estate agent James Hourigan said the town was still receiving solid traffic among buyers but was not immune to the growing cost of building new homes.
“Building costs have gone through the roof in Traralgon, nothing is built for less than $650,000,” Mr Hourigan said.
“The other day I saw a house where the build cost was $1.6m.”
He added that the Mapleson Drive pad had attracted interest from far and wide, including from young families wanting a “beautifully secluded” property that was still close to the town centre.
