NOTICE OF SALE UNDER POWER COUNTY OF DOUGHERTY STATE OF GEORGIA Under and by virtue of the power of sale contained in that certain Security Deed dated August 23, 2017 from blvck bvlled investments limited liability company ( Debtor or Grantor) granting Angel Oak Prime Bridge, LLC (Original Lender) a security interest in that certain real property known as 4826 Marlborough Avenue, Albany, GA 31721, as more particularly described therein (the Property), recorded on September 18, 2017 at Deed Book 4447, Page 1, Dougherty County, Georgia records, (the Security Deed), as subsequently assigned to SMS Financial Strategic Investments IV, LLC (Lender) via, inter alia, that certain Assignment of Security Deed dated February 24, 2023, recorded on at Deed Book 5072, Page 8, Dougherty County records, which secures a certain Promissory Note dated August 23, 2017 from Debtor to Original Lender, as subsequently assigned to Lender, in the original principal amount of $152,000.00 with interest from the date thereof at the rate specified therein, as previously or subsequently amended, modified or replaced (Note), there will be sold at public outcry by Lender as attorney-in-fact of Grantor to the highest bidder for cash between the legal hours for sale before the Courthouse door in Dougherty County, Georgia, on July 5, 2023 the following described land, improvements and appurtenances, (hereinafter collectively referred to as the Premises or the Property) to wit: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOT 47 IN THE SECOND LAND DISTRICT OF DOUGHERTY COUNTY, GEORGIA AND BEING ALL OF LOT 46 OF CROFTON SUBDIVISION, SECTION 1 ACCORDING TO A MAP OR PLAT OF SAID SUBDIVISION AS SAME IS RECORDED IN PLAT BOOK 5 PAGE 61 (PLAT CABINET 1, SLIDE B-54) IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF DOUGHERTY COUNTY, GEORGIA. The indebtedness evidenced by the Note is due and payable and remains unpaid. The Security Deed therefore has become and is now foreclosable according to its terms. The Debtor has been notified of the same, pursuant to O.C.G.A. § 44-14-162.2. Lender may offer the Property for sale, may adjourn and withdraw the sale and recommence the sale in its discretion.
