A development application has been lodged for Multiple Dwellings and Retail, located at 67 Wellington Road, East Brisbane.
Designed by Group 4 Architects, the proposal seeks forty two (42) 2 bedroom residential units within a maximum building height of 8 storeys (30m high). The existing industrial building and hard surface area will be demolished to facilitate the proposed development. The site is located within Mixed Use (Inner City) zone and Kangaroo Point South Neighbourhood Plan with frontage to Bramston Terrace and Weightman Street.
The proposed development seeks to create residential dwellings along with commercial tenancies including options for a shop, food and drink outlet or office and will need to reflect the local needs of the neighbouring area.

The planners at I-plan Town Planning states “The proposed development adheres to the required building height and site cover allowances set out in the Kangaroo Point South Neighbourhood Plan. The proposed building has been architecturally designed to complement the scale and character of surrounding development and to improve the overall streetscape of the area. It is noted that the acceptable building height of eight
(8) storeys along the eastern alignment of Wellington Street is required in the Wellington and Lytton Roads Precinct under the neighbourhood plan. Such buildings on the eastern alignment of Wellington Road provides a transition between high rise developments fronting Vulture Street and Stanley Street to the west and low medium density residential areas further to the east”.
“The building will be highly articulated with variety in building form and materials proposed together with the introduction of vertical landscaped elements including rooftop gardens. The proposed materials and finishes include: painted concrete walls; powder coated aluminium feature cladding; glass balustrading; power coated aluminium louvres; and metal roof sheeting. The building bulk has been minimised through the incorporation of extensive variations to the horizontal and vertical planes of the building and through variations in setbacks together with building indents through all levels. Building walls are significantly articulated through the provision of balconies and openings of various
proportions and recesses on all elevations.”
The proposal provides 3,481.58sqm of gross floor area (GFA), with 586.45sqm (42.93%) over the 1,366sqm subject site.
