Dubbo Regional Council (DRC) are continuing to promote and sell blocks of land in Stage 5 (Release 2) of Keswick Estate despite the market cooling this year with the current economic climate having a large impact on overall sales.
“Blocks of land in Keswick Estate are moderately priced for Dubbo and yet we have seen a real slowdown in sales, which can be attributed to recent interest rates rises, cost of living pressures and the increased cost to build a new home,” Dubbo Regional Council’s Manager Property and Land Development, Cristina Pahl said.
Since the initial auction in October 2022, 13 lots have sold with an additional two currently under offer from a total of 52 lots.
“Council had been fielding a modest number of enquiries in 2021 and early 2022 regarding land for sale in Keswick Estate but this has slowed considerably in 2023 with current economic impacts playing a large role.”
“Whilst sales have been cooling, we want to do what is right for the community and to maintain the sale price for the land so that the proceeds from these sales can come back to Council and support projects in the community.”
Six local real estate agents are also now on board and able to sell blocks of land in Keswick Estate under an open agency agreement in place with Council.
“We are working with local real estate agents who are also selling land in Keswick Estate to help increase exposure and sales.”
Blocks of land in Keswick Estate start from $223,000 with blocks ranging in size from 601.9m² to 941.2m².
“There were four dual occupancy lots available at the time of release however these were quick to be purchased and now only one of these dual occupancy blocks remain for sale,” Ms Pahl said.
