An ultra-luxe mansion in a prime position on Hamilton Hill has hit the market, with the property already attracting strong interest at its first open home.
Located at 25 Grays Rd, ‘Scorpia’ is the latest project by high-profile developers Graya, who have carved out a niche with their contemporary properties in Brisbane and on the Gold Coast.

Recently completed, their latest five-bedroom, five-bathroom home offers sweeping views of the Brisbane River and includes curves and natural materials as part of its sculpture-inspired design.
Graya managing director Rob Gray explained the position of the site offered a rare opportunity for the design and build team to create a “next-level” home in one of Brisbane’s most sought-after suburbs.
And it was an opportunity that arose by chance.
Mr Gray noted his team had just started construction on a nearby residence that had sold off the plan when a buyers’ agent approached them about 25 Grays Rd.
“It was a corner position on elevated natural ground with a really run down house,” he said.
“There aren’t many blocks in Brisbane where you can really go to the next level to achieve an amazing outcome, so this was music to our ears.”
The block was purchased in 2021, and planning the luxury residence began before the property even settled.
Softened by signature curves, its design was inspired by both Greek and Spanish architecture, but Mr Gray noted it was also about creating something entirely unique.
“I love that there’s really nothing like it,” Mr Gray said.
“Scorpia has its own identity and personality.”
“It has round lines like a sculpture and is all about creating a sense of drama where you walk through the home, around the corners and fall in love.”
Spanning three levels, the expansive home includes a basement with six-car garage along with wine cellar.
The middle level accommodates the guest and living areas, while the upper storey features a master suite along with three additional bedrooms and a media room.
Central to the home’s design is a courtyard complete with mature tree, which had to be craned in during construction.
“That central atrium means every part of the house opens up to bring in natural light,” Mr Gray said.
A lift and curved staircases connect all three levels, while outside, there are multiple alfresco areas,
including a poolside terrace overlooking the Brisbane River, Newstead, and the city.
“The whole house is oriented to take in the view of the river bend and as you walk in it’s the first thing you see,” he said.
“Then when your eyes catch the pool there’s this sweeping vista of the river and the city.”
Scorpia is the latest in a string of successful projects for Graya, and their focus now shifting to Indooroopilly and the construction of their next luxury residence, Sculpt.
Mr Gray noted the uptake of high-end properties was largely due to an influx of buyers from interstate and overseas who were moving to Brisbane for the lifestyle on offer.
“The last three years have seen funky architectural designs selling quite quickly,” he said.
“I feel like the next five years will continue to see people seeking luxury architecture and their tastes are quite discerning.
“They know what they like.”
Projects such as Graya’s two recent Hamilton Hill homes appear to be meeting that brief.
In 2020, ‘Larc’ at 7 Prospect Terrace was snapped up prior to construction by a Queensland businessman for a reported figure of around $8 million.
Meanwhile, interested parties lined up down the street at the first open home for Scorpia last Saturday.
“We believe there were around 380 people in attendance,” Mr Gray said.
Scorpia is for sale by expression of interest, with submissions closing at 5pm on Friday, June 9.
