A “mixed-use property” in Brighton near the iconic seafront is up for auction next week (June 15) for a freehold guide price of £375k to £400k. The property, which needs a complete refurbishment, is near Brighton’s iconic Lanes, with pubs, restaurants and shopping facilities all around.
Although currently vacant, the property – which is being auctioned by Clive Emson Land and Property Auctioneers under instructions from Brighton City Council – is a “period building” that spans across three floors. The property was formerly a restaurant premises on the ground floor with the first and second floor being “self-contained” and used for residential purposes.
With the potential for “spacious accommodation” on the first and second floors, the ground floor of the property could be used as a restaurant or retail unit, subject to obtaining all necessary consents.

The property, with the address 8-9 Kings Road, has a lot of development potential and had previously been granted planning permission to be an assessment hub for homeless people, complete with accommodation. The property also has the added benefit, regardless of its use, of being near the popular city centre and seafront.

Although each use will need planning permission and relevant consent to be given the go-ahead, the property alone has loads of potential thanks to its size too. Spanning three floors, the property has often been used for mixed purposes across each level.
