Aliro and ISPT have secured Harris Farm Markets to the Elevation at Greystanes industrial estate, at Prospect, west of Sydney.
The grocery chain has committed to an 18,600 square metre facility, to be known as Warehouse 1, 44 Clunies Ross Street, which will dub as its national distribution centre.
With chiller and freezer capacity, the parties need state government approval to install an anhydrous ammonia refrigeration system (anhydrous ammonia is a class 2.3 toxic gas) – which they applied for last August.
The deal comes nearly two years since the landlords pre-committed Bunzl Australasia to a 23,545 sqm distribution centre at Elevation – an asset which was completed last November.
Five more buildings are planned – between 8885-27,000 sqm – as is an internal road.
All up the estate is permitted to contain 94,000 sqm.
The end value has been mooted at c$313 million.
ISPT acquired the 18.7 hectares making way for the business park in three parts between 2018-2021 (story continues below).
National distribution centre planned
With onsite power generation via a 1000kw solar system, HFM’s Prospect distribution centre is aiming for a 5-star Green Star and As Built rating.
Practical completion is scheduled in the second quarter of 2024.

FDC Construction & Fitout will undertake construction.
