National specialist brokerage firm HTL Property, as exclusive agency, is pleased to present an approved hotel development site in the heart of the Goulburn Valley Health Precinct in regional Victoria.
HTL Property Director Nic Simarro has been appointed to market the property via an Expression of Interest campaign.
Positioned upon 3,093sqm of land, the proposed hotel is strategically located within 1.5km of Goulburn Valley Health and Shepparton Private Hospital; a prime location in Shelby Court, Shepparton.
The Goulburn Valley Health Precinct comprises 5 sites and is the largest medical facility in the Greater Shepparton Region, servicing over 120,000 people. The precinct employs over 2,600 staff who provide services such as a 24-hour emergency department, surgery and medical services including women’s and children’s services, rehabilitation and palliative care.
The approved permit provides the incoming purchaser the ability to benefit from a strategic mix of 60 hotel rooms and 64 serviced apartments; complemented by a restaurant, café, function room and indoor
pool. Additionally, 2 steam rooms and a large gymnasium are also planned.
Shepparton is considered a major regional centre, and is well known as the food bowl of Victoria; contributing approximately 25% of the state’s fresh produce.
Shepparton boasts a well-established economy which generated over $3.54 billion in Gross Regional Produce (GRP) in 2021, and houses a population of nearly 71,800 residents.
The Shelby Court located hotel has attracted strong interest from multiple operators including IHG and Accor Hotels.
“The strategic mix of guest rooms and serviced apartments that are currently approved allow the chosen operator to accommodate a diverse mix of patients from the Hospitals and Health precinct” commented HTL Property Director, Nic Simarro.
“With a lack of quality accommodation in the immediate area, it is patently clear why operators are seeking ownership access to the proposed landmark hotel” Simarro concluded.
The proposed Holiday Inn Shepparton is for sale via an Expression of Interest campaign closing by 4pm Thursday 15 June.
