“They wanted it pretty badly,” he said.
Mr Falconer said with back gate opening directly on to Sparrow Park, purchasing the property was a “no-brainer” for the couple, who were planning for when they play host to their grandchildren.
Sparrow Park is a popular Geelong West attraction, with plenty of open space and playground equipment in the centre of the inner city suburb.
A row of houses on Albert St that enjoys direct backyard access onto the park has become one of the suburb’s most valuable strips.
Behind the striking weatherboard facade with an exposed steel gable, the home offers treetop views over Sparrow Park from a ground floor living area and covered outdoor zone and a first floor lounge and balcony.
The double-storey home was built by John Orr & Sons Master Builders eight years ago.
The vendors purchased the home off the plan.
The vendor said the home was perfectly designed for families of all ages, with the ground floor catering to adults while the kids get to hang out upstairs.

Eventually Mr Falconer passed in the property for $765,000.
It’s now on the market for $795,000 but Mr Falconer said parties were getting closer to a potential sale.
“It’s a beautiful location with all the amenities right on your doorstep,” Mr Falconer said.
“It’s a piece of real estate with an enormous amount of potential to redevelop or improve.
“With three street frontages it is absolutely primed to be renovated or redeveloped, whether it be a multi-unit development, two townhouses or terraces.”
The 557sq m property has a north-facing backyard close to the High St shopping strip.
